We provide integrated transport planning and engineering advice for mixed-use developments combining residential, employment, retail, leisure and community uses.

Mixed-use developments can offer significant transport benefits when complementary land uses are carefully integrated. By creating opportunities for people to live, work, shop and access services within the same development, many day-to-day trips can be internalised within the site itself, reducing reliance on the wider highway network and supporting more sustainable travel patterns. Our advice helps demonstrate these relationships clearly, ensuring trip generation and movement patterns are assessed appropriately.

We also recognise that large mixed-use developments are often delivered in phases over a number of years. Our approach considers how travel demand, infrastructure requirements and mitigation measures may evolve over time, including the identification of appropriate trigger points for access improvements, sustainable travel measures and public transport provision. This helps ensure transport strategies remain practical, coordinated and aligned with the long-term vision for the development. We can also design the access and highway infrastructure for each phase, and secure the technical approvals needed to deliver it.

Our typical mixed-use input includes:

  • Coordinated access strategies serving residential, employment, retail and community uses
  • Shared parking and servicing arrangements between complementary uses
  • Internal movement frameworks and active travel connections across the site
  • Public transport accessibility appraisals across the development
  • Travel Plan frameworks covering multiple user groups
  • Sustainable travel measures aligned with the phasing strategy
  • Phased highway infrastructure design, from technical approval through to adoption

Mixed-use development sits comfortably with the placemaking direction of the National Planning Policy Framework in England and Planning Policy Wales, both of which support well-connected places with a mix of uses and the effective use of land. We work closely with masterplanners and project teams to ensure transport considerations support that vision from the earliest stage through to delivery.

FEATURED PROJECT

Cardiff Peninsula

We provided transport planning advice to support both an outline planning application and Environmental Impact Assessment for a proposed development at Cardiff Peninsula, a major mixed-use waterfront regeneration scheme.

The proposals comprise approximately 1,000 residential apartments, 300 co-living units, 11 townhouses, a 220-bed hotel, around 30,000 sqm of employment space, alongside retail, food and drink, community and leisure uses.

The Transport Chapter of the Environmental Statement considered the effect of the proposals against a number of environmental criteria. This demonstrated that, subject to suitable mitigation, the scheme would not have a significant adverse effect considered against the EIA Regulations.
